What does the letting fee include? Marketing campaign advice and implementation. Schedule Home opens and private inspections. Process all applications to confirm information, references and documentation.
Investigate leasing history, employment and finances of the applicant. National Tenancy Database (Equifax) credit and history checks. Application summary reports and recommendations/advice. Drawing up of Lease Agreement, Welcome and Induction Documentation. Detailed Induction and in person sign up procedure with Tenants. Ensuring compliance including Building and Strata moving requirements (e.g. Building Induction).
How do you choose the right tenant for me?
At Realestate 88, we consistently identify and place quality tenants in our client’s investment properties.
We complete thorough tenant references checks, including previous rental history and property ownership verification. A financial review of tenant’s income and ability to meet payment obligations. Verification of tenant’s ability to maintain your property, by way of personal and professional reference checks. A Tenancy Database and credit check is conducted, through Equifax.
Upon careful selection, each application will be presented to you for review and final approval. Ultimately the choice is yours and we will guide and advise you to achieve the best outcome.
How often do you inspect the property?
We inspect the property 6-8 weeks after the commencement of the tenancy, and then every 3 months.
During the inspection, our highly qualified staff verify the tenant is maintaining your investment to a high standard. They also check for any building defaults or maintenance issues, reporting them as required. A comprehensive report accompanied with photos is provided to you after each inspection, with details on how your investment is being maintained and any maintenance that may be required or recommended. You are always welcome to attend any inspection carried out by prior arrangement.
